TGA Consulting Engineers LLP  were employed by Merchant Place Developments under performance duties in connection with a new custom-built 45,000m² site in the Low Mill Business Park, Ulverston.  The overall value of the project was £10.5 million, with the Mechanical and Electrical services works comprising £3.5 million.   Eric Wright Construction Limited were appointed as the Main Contractor, with Watsons Building Services undertaking mechanical and electrical design and build duties, based on TGA performance specifications. The new facility incorporates an advanced Building Energy Management System controlling temperature and humidity throughout the site, with an extensive fabric duct ventilation system installed within the main production area.

A large clean room facility has been provided to significantly increase the area available for assembly of sensitive components, served via dedicated air handling units working independently from the office and production areas. Sustainability has also been a key consideration during the design, with extensive use of daylighting throughout the offices and production areas as well as automatic lighting controls to maximize energy savings. Rainwater harvesting and solar water heating reduce the site's water and gas use respectively, with facilities for connecting a wind turbine to further reduce electricity consumption in the future. Building 1, incorporating the offices and main production facility, achieved a BREEAM "Very Good" rating.  

At the 2010 International Property Awards Presentation this project won two awards. The first award was for the UK where the project won the top 5 Star award for Best Industrial Development. As the winner of the UK category, this project was entered into the International Award category, against the winners for the other regions. Against stiff competition from other the five other regional winners, the Expro Connectors project then went on to win the International Award for Best Industrial Development.
